This house is approximately 1658 square feet but it doesn’t appear live small. That’s the main thing you want to look for when considering a smaller home.. how it actually lives. Not the square footage necessarily.

I was in heaven while visiting these Small Homes by the Sea at Seabrook WA. Indeed Sunset Magazine selected Seabrook for their Idea Town 2013…

We also visited the San Juan Islands, Seattle, Port Townsend, Portland, and several other scenic places. We even made a point of checking out restaurants from Diners, Drivins and Dives! We had a blast.

There were different styles to enjoy as far as some of the houses had wrap porches like you see above, while others did not. Most, if not all, were two story because the building lots were the size of a mosquito.

Now on this one, I want you to notice the little garage apartment tucked away on the left side. In most cases you could rent the house or the garage apt.

See how this house doesn’t have the porch? I actually like this style but quite frankly, there’s no way I’d buy a house near the sea (or anywhere for that matter) without a porch to hang out on.
[adrotate banner=”29″]The thing is, this particular house didn’t even have a porch or patio out the back as I recall. The front out to be even more lovely once the trellises are overgrown with vegetation.

Now, we’re talkin’ porches. This adorable small house is the carriage house to a much grander home. Too precious.

Now, this looks like just about the right size for a house to downsize to. With the beach just a mere walk away, you’d be spending a lot of time there, I’d expect. Seabrook had such a storybook quality. Totally enjoyed staying there.

Here’s a tour of a modern small house in West Hollywood. Small but wonderful – let’s take a look!

[adrotate banner=”30″]Small but modern. Limited space but the owner made the most of it. We proudly show to you today the 1,200-square-feet contemporary small house in West Hollywood that was cleverly and modishly designed by Mark Egerstrom, an interior designer.

So modern … I love it! It looks simple but you just know that there’s more to it. Since the house is on a tiny lot, it meant that the owner had to make vertical additions to his 600-square-foot cottage. “It’s a tall, narrow box,” he says.

Well, here’s the living room. Clad in the same ebonized cedar as the garden walls, the fireplace wall appears to have floated into the glass-walled living room. A Kensington leather sofa by Timothy Oulton and Rue Royale lounge chair by Ralph Lauren Home covered in English Riding Velvet are a plush counterpoint to metal floor lamps, Egerstrom-designed stump tables, Gerrit Rietveld’s Zig Zag chair, and Philippe Starck’s red plastic La Bohème stool for Kartell.

One of the many cool advantages of having a house encased in glass is that you never have to worry about the brightness of the room. Just take a look at the kitchen. Wonderful, right? And you know, it appears bigger than it really is.

The wood floors of the kitchen extend out to a coordinated deck through glass shower doors, creating the illusion of a much bigger space. The walnut cabinetry was designed by the owner: “It’s my take on old farmhouse kitchens, updated to the 21st century.” It was fabricated by Gary Ferguson of Case and Grain with Glacier White Corian counters and custom inset handles.

Let’s take a closer look. Open shelving and a pass-through window open sight lines in the kitchen. “The trick is not to put too many things on them”, says the owner.

The master bedroom certainly looks unique. In here, the bed is recessed in a 24-inch niche lined with Cole & Son’s Woods reflective foil wallpaper.

“It opens up the space both physically and visually. It’s surprising how big a difference two feet can make in a small space,” the owner says.

In the master bath, a Duravit wall-mounted toilet is concealed by a skirted sink, “a homage to my Swedish grandmother’s Minnesota farmhouse, where all the lower cabinets had curtains,” the owner says. The shower opens to a private outdoor deck.

Believe it or not, this is the kid’s room. This home proves to be very unique – in a really, and I mean, really good way. Take a look at the Pop Art and woodsy linens in the kid’s bedroom.

This is the guest bathroom. It doesn’t look tiny at all. Tucked under a staircase, a combination powder room and guest bath has slatted teak floors in the shower: “I used the most minimal fixtures, including a Kohler WaterTile recessed into the ceiling.”

Baby’s Tears ground cover, native to Sardinia, gives the tiny deck area just off the kitchen a plushly carpeted look. The owner fabricated the fountain — based on old trough fountains he saw in Tuscany — from a metal planter.

This is my favorite part of the house – the roof deck. On here, a curvy Verner Panton lounger contrasts with West Elm Wood-Slat armchairs and Gus Modern Lightbox tables.

Grand entrance, anyone? This small home is definitely designed to change our view of small spaces. A row of built-ins offers storage and display space just inside the front door. By painting the inside of the bookcase black, it gives the wall a recessed look. A large, custom fish-eye mirror completes the look.

Oh, those sofas are definitely calling my attention. I love them!  Any family will love to have this living room! This decorating scheme incorporated family pieces, including two red sofas, two large Empire Era chests, and a pedestal table. Blue accents calm the space and are the perfect companion to the vibrant red sofas. A mix of patterns on the pillows and chairs infuses the room with a youthful attitude.

The fireplace. It just looks so modern and absolutely creative. The artwork above the mantel is from the owner’s childhood home. They were just waiting to find the perfect spot for it.

Here you go. Elegant small kitchen. Based on the photo alone, I think we would never have guessed that this kitchen is from a small home / apartment. I mean, would you look at that? This is the dream kitchen.

Oh, I love the dining nook! In the kitchen, every surface and fabric can be wiped with a sponge, including faux-leather pads on the banquette, laminated David Hicks fabric on pillows, and a Roman shade in the dining nook. The antique dining table was a wedding gift.

Amazing! A disco ball-inspired chandelier takes center stage in the master bedroom, where chartreuse cut velvet covers the headboard, Roman shade, and bed skirt. I love the fact that every room in this small home is somehow ‘themed’

Look how classy the bathroom is! For a minute there, I thought, “Why two toilets?” and then I realized, it was a mirror! Ha!  I love to use mirrors to expand space.  This bath looks spacious enough as well, don’t you think?

Remember, downsizing does not mean cheap!  I can attest to that in our downsizing story. It’s simply scaling back to create a home that works for you.

Simple, traditional architectural style that is timeless.  Not sure what’s up with the grill in the front because they have an absolutely tropical paradise in back.  But when considering a townhome or condo, do ask about grilling (if that’s important to you) because there are sometimes restrictions  on where you can barbeque.

Here’s another view of the front façade. The outside furniture is tasteful to the town house exterior. Ahhh, ok now we see why the grill is in front.  Makes much more sense.

Living Room

Lovin the wrapped corner windows in the small living room.  Cozy, but gives a good visual with the windows.  A nice feature you don’t often find in Texas is the trim out of the windows.  If you can’t have wood windows, I personally think it’s a must.

Dining Room

Again, light and bright with the dining room windows.  FYI, bring that picture down about six inches.

Very open plan.. A little too open for me, although I like the floating bar in the kitchen.  This is a very efficient design for a small kitchen to get the most use out of a smaller space.  Several elements of this bar that I like. One is the granite itself.  Universal color that would appeal to most people.  It’s a great contrast to the rich, hardwood floors.  And I like the slight curve which makes it better for guests sitting at the bar.

[note color=”#EBEBEB”]Note: If you’re building or remodeling, don’t let the Builder get cheap on you here. It’s not that much more $ to add a little knee room (I like 12″ minimum) with a bar.[/note]

Here’s another angle of the main floor. I love the feeling that this photo represents. It’s cozy yet uncomplicated – simple and inviting… although they do need a little help with picture placement.  Gorgeous walnut wood floors.


The small bedroom has enough space for an amazing bed which goes to show you can have big living in a 1600 square foot house.

I’m tellin you, the abundance of windows is a huge plus for me with this townhouse.  Notice how this small bedroom multi functions to include a small study?  Double duty rooms are usually a must with smaller spaces.  Most likely this is a guest room.  A little crowded in here but nothing some IKEA furnishings couldn’t take care of.. OK, so I was 100% wrong on the patio.. That tropical paradise I was referring to is actually in the front here.  Hmmm, I’d have to see it, but I might be fine because it appears there’s still a lot of privacy.  It is lush don’t you think?

It doesn’t get any better than this!  Notice how they coordinate the steps with the windows?  One of the beauties of wood windows.  FYI, for those of you who don’t live in TX, we rarely use wooden windows.

Typically you’ll find vinyl or even aluminum.. with only the more expensive (like a million+) homes with wood windows.

What is great about this living room is that it’s tastefully modern.. Plus light and bright.  Just goes to show a bungalow does not have to be dark and drab.. as we often see.

Love the stain glass windows.  FYI, when I first started building homes in Texas, I had stained glass custom designed for each home as my signature.

My guess is that if this was not a vacation home, but a full time residence, they have added stainless appliances.

Comfy master suite.. Design Tip: If you’re building new, as much as I love transoms over interior doors, I would not put one over a bedroom or the master bath.

Hall bath would be fine.. but imagine you’re in the master bathroom and someone is trying to sleep in the master bedroom.  The light from the bath will shine through the transom. Same with that hall light you see.

The Nest Small Cottage

A romantic Italian small cottage set amid Italy’s countryside This romantic cottage, 431 square feet, was once a barn for goats.

I have found the coolest small cottage on the planet, called The Nest.. If the name alone doesn’t conjure up a charming, quaint, small house, the pictures definitely will.

This romantic cottage was once a barn for goats.. but now you can actually stay in the 431 square foot dream house (for two.)  We’ll give you all the contact info at bottom of post.  For now, let’s jump in and look at the cottage pictures!  Prepare to be amazed.

Could it get any more charming?  And it’s located in Italy’s Langhe region: A hilly area to the south and west of the river Tanaro in the province of Cuneo in Piedmont.  The stone house with tile roof amidst a rural countryside… I’m there!  Apparently this area has not been invaded by mass tourism, yet.

enchanting green cottageCome along as we tour this enchanting green cottage!  This small house is a two bedroom, one bath and only 1073 sq ft.  It even has an attached 400sf 1/1 garage apartment.

What I love about the garage apartment concept is that you can live in a small house but have extra room for guests or a little B & B or even a place for caregivers to stay.  What would you do with the extra space?

“That cute, little cottage from down the block” will be the description of  neighbors living near this small home. It’s really something – brings out the feel of ‘living a simple life’.  I like it!  I know you’ll fall in love with this little cottage, too. Simple but gorgeous.. and lots of design and decorating ideas for small spaces.

Living Room

Nice, cozy living room... yet spacious with an abundance of natural light. From the outside look of the house, you’ll never guess this fancy living room, huh?  And don’t you agree less is more?  This is a perfect example oh how you don’t need a bunch of stuff to make a welcoming home.


This picture focuses on another angle of the small living room. Notice the fireplace? For a cottage, a fireplace is a great addition. I like the combination of the simple and very ‘futuresque’ style right there.  One observation I want you to be careful of: The TV is too high!  It looks like it can come down another eight inches or so.  If you’re putting the TV over the fireplace, my suggestion is to put it just and inch or two over the mantel.


The kitchen certainly looks awesome.  Crisp and white.  Modern and yet fits perfectly with the cottage feel.  And how about the built-ins to the right of the pantry.  No wasted space!  See how you can carve out extra living areas to take advantage of all the space you have?  The walls are a lovely grey/taupe to compliment the white..and the stainless appliances.  Oh, and the ‘never out of style’ hardwood floors.

The other angle of the kitchen. Gotta love that granite counter tops.. It’s Volga Blue granite from the Ukraine to accentuate the white cupboards.  And I don’t know about you but if at all possible put a window in the kitchen!  There’s just nothing like mindlessly day dreaming while preparing dinner or cleaning up dishes.  OK,  it’s time to cook!

Dining Room

This dining area definitely shouts a ‘close family’ dinner. Or maybe even a dinner for a newly-wed couple. First house… first dinner together at your own house… Again, notice how adding built ins..this time in the corners, just makes a small dining room or any small space for that matter, function more efficiently.


Now onto the master bedroom of this small house.  I like the way the bed and the other bedroom furniture are arranged. The wooden furniture and floors actually accentuate the comfy feeling here. Makes you want to just lay down for a while and drift away somewhere in your dreams. I also love that this room has many windows – makes it bright inside during daytime.  Notice the armoire angled in the corner.

I am a little surprised at the baby bed positioned perpendicular to the wall.. but apparently this 1073 square foot little cottage has pretty good size bedrooms.  Soft and sweet for the soft and sweet baby.  🙂  Check out the cool rug that covers almost all of the hardwood floors.. and then see what I suggest about hardwood floors under the next picture.

Bedroom 2

I like that the garage apartment bedroom is carpeted.  (See the roof tops through the windows.) Walking on a soft carpeted bedroom floor gives a calm feeling.   Here’s my personal opinion about hardwood floors:  They are fabulous in your main living areas, but not so much in the bedrooms.  I did a home with hardwood floors throughout, and was not happy with it.  The bedrooms always felt cold to me.  Just something to consider, and you’ll save a ton of money forgoing the hardwood floors in those rooms.


Yup, that’s the perfect yard right here! If you have kids, this yard will be very beneficial for games, outdoor picnics, camping out, or maybe some nice Sunday barbecue with the whole family… you name it!   You can do most anything in this spacey yard.  Always consider your outdoor living space when either buying a home or purchasing a Lot or acreage to build your small house.  It really matters!

A very nice facade for a home, isn’t it? It’s almost like a dream home of young lovers starting out in their first home…. But this, I think, can be turned into a family home overflowing with children.. or maybe the perfect place to retire.   Quaint cottage.

Before we even step inside, we can see that they did a great job on the exterior part of this small house. The color is classic (for a classic home) and the wood front door gives it just enough interest.

Main Floor View

The main floor view above: I like that the main floor is quite spacey.   It is a bit cluttered.. at least for my taste.. but this area is roomy.  The hardwood floors are perfect and in great shape.. I love wood floors. It gives you the ‘homey’ and simple feeling.  Nothing quite like them for classic decor.

Living Room

This photo of the living room gives you the idea on what furniture and other décors you can put in. I like that the windows are all over – makes the whole room well ventilated and light and bright.  Personally, dark rooms are just too depressing for me.  Let the sun shine in!

Dining Area

Oh yeah, we definitely have a formal groove here in this small house.  But I’m still amazed that even with a ‘fussy’ look, there is still a lot of space for only 1560 square feet.

Alright, even though our quaint cottage is way too formal for my taste, I kinda like this master bedroom.

In fact, I like it a lot.  The green and white is fresh, and compliments beautifully with the wood furniture.

Now here’s a treat!  Cozy back yard deck surrounded by an English garden.  The only way you can get away with an uncovered area like this is if you either live in a cold area where you need that sun, or if the back of the house does not face west.

A broader view of the deck and garden.  This is really a gorgeous, spacious back yard.  Notice how they used greenery to create a privacy hedge waaay at the back of this picture.  While you can still see the neighbors over sized backyard building, it’s not unsightly due to the thick trees.

It sure is nice when your small house has an outdoor living space such as this quaint cottage.. It’s something to think about when designing your perfect living in a small house.

Small Houses in Salado Texas

[adrotate banner=”30″]Hubby and I took a road trip to see small houses in Salado TX a couple of weeks ago. Well.. actually we went to have lunch at our friend’s new restaurant TheSaladoPatio.com.. and took the camera along so we could snap shots of fun and funky Salado houses for our Small Home Gallery.

This first small house is one of my favorite and I’m sure you can see why. I think the home owners hit it spot on with the green color. You really have to have a good eye for color to choose the right green. Accent it with crisp white and then they used a deep maroon for pop. Not too much, but just the door and top of the columns.

I had to give you a close up because this little house wallops a whole lot of charm with the painted ivy around the front door. What an awesome idea! Whimsical and tasteful. Look at the front door.. That is not an expensive front door at all, but is perfect for this quaint small house.

I love this next house. Kind of looks like a renovation to me. Almost a 60’s house. What do you think? Nice inviting front porch with lots of space for relaxing in our hot Texas sun. Notice the white wicker chairs that brighten it up.

Now this is a little blue and white house we came upon as we went around the corner of a quiet street. Wait until the next picture. You won’t believe the vegetation surrounding this cute home. But before you go, check out how the front door is off to the side on the right.

Notice the low Texas stone wall surrounding the property in the front here. Who needs a picket fence when you can have this gorgeous stone ‘fencing.’

Remember I said this small house was on a corner?  Here is the left side of the house.  I wish I could have gotten a closer picture of the side door.  Can you see the stained glass bordering the inside glass?  And how about the flowers at the door?  I love when you see old houses with the shed roof line that goes down low like in the back (to the left.)

Here we have again a green house and they also did the maroon accents.  Front door in red, just like our first house but they took it a step further and painted their wood windows red, also!

Just a little country house with a welcoming front porch.

I almost didn’t put this next picture (below) in because the house is almost totally obscured by the tree and it’s hard to see.   But you don’t often see the Caribbean style here in Texas so I thought I’d show you anyway.

It’s got the hip roof and double french entrance doors with french doors flanking side by side.  The white rock you see is definitely Texan as it is one of the most popular stones in the state… mainly used in the Texas Hill Country because it’s quarried here. .

Salado Texas stone plantation house

This little house was in the same neighborhood as the one above. It’s obviously a fairly new home. Huge gable that is saved from being monotonous with the medal Texas lone star. Modest, tidy home.

Our last small house in the Gallery is a cute (what I like to call ‘Grandma’ house) of slate grey and white.  Notice the fish scale siding in the gable on the left.  I’ll get you a bigger view of that in a minute.  I like the transom over the front door for added light.  And of course, who can resist the white picket fence?

OK, so here you can see the detailing of the fish scale. And look at all the other detail in this lovely small home. I don’t know that I’ve ever seen a half circle quite like that under the gable. And check out the gorgeous window glass.
